- An enormous tree canopy. Garden Oaks and Oak Forest have some of the oldest, heaviest tree cover in Houston. That means more pollen, leaf grit and organic debris at entryways, on sills, in window tracks and on ceiling fans than almost anywhere else we work.
- Original 1950s ranch homes. Wide single-story layouts carry more floor, baseboard and window sill per square foot than a two-story house of the same size. Many still have their first tile, and Tile and Grout Cleaning often changes a bathroom completely.
- New builds on old lots. Large new homes here come with a lot of hard flooring, tall entry walls and multiple full baths. They are usually a Recurring Cleaning customer from the first visit, because that much house does not stay clean on its own.

Because the price follows the home, not the street. Square footage is the main driver, and a house three times the size takes roughly three times the work. Homes at or above 4,000 square feet or with five or more bedrooms are quoted individually rather than priced automatically.
We just closed on a new build. Does it really need cleaning?
Yes, and it is one of the most worthwhile cleans there is. New construction leaves drywall dust in cabinets, vents and window tracks, plus sticker residue on glass and appliances. A move-in clean deals with all of it before your furniture arrives.
The trees drop everything on my house. Can a schedule keep up?
It is the reason a lot of Garden Oaks and Oak Forest customers move to a schedule. Recurring cleaning is one flat price per visit, the same whether you choose weekly, every two weeks, every three or every four.
Can 1950s tile be brought back?
Usually yes, and often dramatically. Original grout in a 77018 ranch has generally never been professionally cleaned, and tile and grout cleaning can change how a whole bathroom reads without replacing anything.
