Oak Forest and Garden Oaks have the strangest housing mix in north Houston, and it is right there on every street. Garden Oaks was platted in the 1930s on unusually deep lots, some of them close to half an acre, and Oak Forest followed in the late 1940s and 1950s as one of the biggest subdivisions in the country at the time. The original homes are single-story ranches of 1,200 to 1,800 square feet under a canopy of genuinely enormous oaks and pines.
Then the lots got valuable. For fifteen years now, builders have been putting 3,500 and 4,000 square foot new homes on those same deep lots, so an original 1,400 square foot ranch often sits directly beside a house three times its size.

- Original 1950s ranch homes. Wide single-story layouts carry more floor, baseboard and window sill per square foot than a two-story house of the same size. Many still have their first tile, and Tile and Grout Cleaning often changes a bathroom completely.

Because the price follows the home, not the street. Square footage is the main driver, and a house three times the size takes roughly three times the work. Homes at or above 4,000 square feet or with five or more bedrooms are quoted individually rather than priced automatically.
We just closed on a new build. Does it really need cleaning?
