Why our price looks higher — and usually isn’t
Most Houston cleaning prices are quoted before tax. Texas adds 8.25%, so a $179 quote is $194 at the door and a $149 quote is $161. Ours is the opposite: the number you see is the number you pay. $259 is the finished figure for a 3-bed, 2-bath — nothing is added at the end, there is no card and no deposit to book, and you pay after the work is done and you have walked through it with us.
How to Compare Two Houston Cleaning Quotes
Comparing cleaning prices in this city is genuinely hard, and it is hard on purpose. Four questions make it easy. Ask them of everyone you call, including us.
1. Is that price for my whole house, or for a scope?
A headline like “as low as $89” is usually a room-selected scope — you pick the rooms, and the rest of the house is not in the number. A whole-house price and a room-selected floor are not the same product and should not be compared as if they were.
2. Is that the finished number, or does something get added?
This is the one almost nobody answers. Ask directly, and ask them to put the answer in writing.
3. Is a card required, and when?
“No card required” usually means no card at booking. It often still means a card before service, and sometimes a cancellation fee charged to it. Ask when the card is needed and what can be charged to it. Ours is different and we will come to that.
4. What is the price for the size of home I actually have?
A quote for a 2-bed, 1-bath tells you nothing about a 3-bed, 2-bath of 2,200 square feet. Give the same brief to everyone: address, bedrooms, bathrooms, square footage, how long since the last professional clean, and pets.
What Changes the Price of a House Clean
Size. Square footage first, then bedrooms and bathrooms. Bathrooms take disproportionate time, which is why a 5-bed with 4 baths costs more than a 5-bed with 3.
Condition — and this is the big one. How long it has been since the home was professionally cleaned matters more than most people expect. Under three months, a standard clean holds it. Past three months, a deep clean is the honest answer, and any company that lets you book a standard clean on a house that clearly needs a deep one is setting up a bad day for both of you. That is where “the price changed when they got here” comes from.
Scope. Add-ons you choose: inside the fridge is from $45, inside the oven from $55, inside cabinets from $99, baseboards from $56, laundry from $50 per load, interior windows from $11 each, blinds from $33.
Pets. A pet-heavy home is from $56. Hair gets everywhere, and pretending otherwise just means the job runs long.
Not the neighborhood. A 3-bed, 2-bath of 2,200 square feet starts at $259 in Sharpstown and $259 in River Oaks. Pricing the same house differently by postcode is a thing that happens in this industry, and it should not.
Standard, Deep or Move-Out — Which One You Actually Need
Standard clean — from $259. Maintenance on a home that is already looked after. Kitchen, bathrooms, floors, dusting, surfaces. If someone has been cleaning it in the last month or two, this is your job.
Deep clean — from $425. The full reset. It reaches what a standard clean is not designed to touch: behind and under where it is reachable, inside the shower door track, baseboards, door frames, the tops of things. Book this if it has been more than three months, if you have just taken the house on, or if you are starting recurring service — the first visit does the catching up and the flat recurring price takes over from the next visit.
Move-out clean — from $475. Priced for a landlord or property manager walkthrough, which is a different standard from “clean”. Empty house, inside every cabinet, drawer, closet and appliance. From $475 for a 3-bed, 2-bath this is one of the sharpest published prices in Houston for the job, and it is worth checking that against anything else you have been quoted.
Move-in clean — from $259. The empty house before your furniture lands. Same rooms, but reachable, so it is the cheapest moment you will ever get to clean inside every cabinet.
Heavy duty — from $499. Months of buildup that a deep clean will not reach. Uncommon, but real, and we would rather name it than quote you a deep clean and change the number on the day.
